I learned most of my real estate techniques from Jack Miller and now I’m sharing them with you.
YELLOW PAD AND CLEAR THINKING
How is this system different? Most gurus first teach you about contracts, terms and paperwork before teaching you how to set up a deal. This is incorrect. You have to learn to smell the deal first; to do it in your mind before you put it on paper. You don’t need fancy contracts. A yellow pad, pen and clear thinking will help you and your seller come out ahead.
A PROBLEM HAS MANY SOLUTIONS
This system will teach you how to take a problem and find many solutions. For example: a glass is not just half full or half empty. It may take many forms depending upon how creatively you see it, flip it, combine it with something else and move it. What if you take two half-full glasses to make one full glass? Or, take the same glass and flip it upside down. Depending upon on how you see it, the glass will always be half full. And if you shake it quickly and continuously, the glass will be full all of the time. Once you learn how to think in creative terms, it becomes second nature. You will look at every problem as an opportunity.
BEYOND COOKIE CUTTING
Cookie cutter models that are taught by the gurus are incorrect although they will work for most people. But if you get a challenge that falls outside the cookie cutter-- such as a major title problem—can you make the deal work? We teach you the thinking that goes beyond cookie cutting. For example: How to save huge amounts of money by not doing double closings. When you apply this kind of thinking, you will do deals nobody else will touch. You can be the last stop.
EAGLE EYE, CHEETAH SPEED
The system will teach you how to be the first or the last to go in and write up the deal and tie it down. As long as you give the seller what he wants, you will be the first one to do the deal. You’ll learn how to have an eagles eye view, a half-mile up, combined with cheetah speed, to chase it down. Like the eagle, you will be able to scan the whole horizon for many deals, and then swoop down quickly, with the instinct of a cheetah to grab the right one. That is your food. If you blink or wait, somebody else will get it. But you need to choose your own path in order to survive and win; this will not be the path of the herd.
PREDICTABLE OUTCOMES
This system is based on knowing outcomes before you go into a deal by using the basics of analytical thinking and fourth grade math. In real estate, this System is based on financial markets, the money supply and interest rates. If you can manipulate the present value of the dollar with the future value and the interest rates, you will secure equity and profits every time. This system will teach you how to use a financial calculator and then eventually learn to quickly compute the deals in your head so you can act like a cheetah.
A PHILOSOPHICAL SYSTEM
As you learn this new way of thinking, you become the writer and driver of your deal. You become the bus driver when everyone else, just sits on the bus. Although it is not easy to learn, it will ultimately create more profits and opportunities far beyond the cookie cutter approach.
